BREEAM  (Building Research Establishment Enviromental Assessment Method) is a system for rating building sustainability. It considers projects as a whole, looking not only at energy efficiency and water and waste management, but also the construction materials and process used.

Projects awarded at the very Good level include Rezidence Modřanka, 2nd phase of the Rezidence Čámovka or 1st phase of Zahálka project.

Five Horizon projects will be assessed with reference to the environmental standards certification in 2024 – project Blizka in Karlin, 3rd phase of Čámovka in Čimice, Arboret in Záběhlice and both phases of the Aura Statenice project.

Horizon prides itself on the quality of its projects. Already implemented solutions include the use of certified wood and other building materials, steps to minimize construction waste including recycling, and energy-saving amenities such as heat pumps in single-family homes. Care is taken to ensure that projects are appropriately connected to their surroundings. Great amount of greenery with local species, parks, playgrounds or birdhouses and insect hotels are implemented.

After 451 days, the third stage of the Zahálka Residence project has reached the highest point of the rough construction. With our general contractor, PORR, we celebrated this milestone by a topping out ceremony with the installation of the topping tree (“glajcha”).

The apartments in the project are now on sale and offer spectacular views of the golf course and the Vltava River. Future owners of the apartments will be pleased to know that everything is on schedule and the occupancy permit for the last stage is expected to be issued next spring.

The Aura Statenice project is nearing completion of utilities and communications. During the previous months, a roundabout was built on the road from Statenice to Velké Přílepy, which provides access to the Aura project.

On the main roads, interlocking paving, drainage and street lamps have been installed.

This year, HORIZON will hand over a record number of apartments in four different projects that have made a significant mark on the map of residential development in Prague. As many as 500 families have found their homes in one of our projects - Kay River Lofts in Karlín, Rezidence Čámovka in Čimice or Rezidence Modřanka or Zahálka in Modřany.

For Horizon, this represents the highest number of apartments delivered to new owners in one year over the period of 21 years of the company's presence on the Czech market.

Kay River Lofts, a luxury project in Prague's Karlín district, was awarded the Best of Realty award in the prestigious competition of the same name. The results were announced at the gala evening of the 24^th edition of the competition, held at the Forum Karlín.

In the group of smaller-scale residential projects, our project took 3^rd place.

The 2nd phase of Čámovka received a BREEAM certificate with a Very Good rating.

The project was awarded for its location, naturally connected to the Čimice valley. It received a positive evaluation thanks to the quality design of the greenery with installed elements for small animals (birdhouses, bird feeders, and insect hotel), the use of economical furnishings and the forced ventilation system with heat recovery.

Last but not least, the efficient use of water and energy was appreciated - the residents of Čámovka use a quarter less heat for heating compared to conventional buildings. Experts and neighbours were also consulted on the project design.

With the BREEAM certification, Čámovka is now ranked alongside Rezidence Modřanka or Rezidence Zahálka.

The project for the revitalisation of the Zátiší brook (Zátišský potok) nexto the Zahálka Residence was completed earlier this spring. Horizon worked on the project together with its partner Karlín Group, based on a design by landscape studio Flera.

During the implementation of the project, the channel was restored, strengthened with rocks and planted with shore plants. The surrounding area of the restored bank was planted with poplars and other trees and plants, which allow better absorption of moisture. A completely new biocorridor has now been created in Modřany, which will allow the return of its native fauna.

Clients of the Zahálka project will be pleased to hear that the construction of the second phase is proceeding according to the current schedule. The rough construction is already completed and now we are starting to work on the surrounding area. The final approval is scheduled in June this year, so our clients can look forward to new housing soon.

Zahálka Residence can now be proud of another award. In the 23^rd year of the prestigious Best of Realty competition, the project placed second in the category of Large Scale Residential Projects. The jury of experts appreciated not only the architectural style of Zahálka, but also the use of energy-saving technology as well as the integration of greenery within the project - a park, a community garden, a playground for children and even a playground for pets.

The first phase of Zahálka already boasts a BREEAM certificate at the level of Very Good. The project also won the Expert Jury Prize (Cena odborné poroty) and the Architects Prize (Cena architektů) in the Real Estate Project of 2019 competition.

At the beginning of October, we invited the future owners of the apartments in the Zahálka project to the Open Day. The Zahálka residence is located in the increasingly popular part of Modřany in Prague 4, along a quiet stretch of the Vltava river.

The model apartment, which is located on the second floor and boasts spectacular views of the golf course in Hodkovičky, was open all day. In the furnished apartment, visitors had the opportunity to draw inspiration as well as to discuss the furnishing of their future homes with representatives of the architectural studio. After the viewing, more than 200 visitors made this relaxed day more beautiful by enjoying some small snacks and mulled wine. Finally, they received a small gift that we had prepared for them at Horizon. Thank you all for attending!

Horizon Holding has been operating in the Czech residential market since 2001, so this year it celebrates a milestone - a wonderful 20 years. The company has become one of Prague's leading residential developers in recent years, and the number of apartments sold each year ranks the company amongst the top five.

During this period, Horizon has completed and handed over to new owners 1,000 new apartments. Currently the company is carrying out developments in Čimice, Hodkovičky, Modřany and Karlín in Prague, with soon over a thousand apartments under construction. The company is going to continue in this successful vein also into the future. Next year, it will start the 3^rd phase of the Zahálka project in Hodkovičky, launch the construction and sale of the Blízká complex in Karlín, and enrich its offer with new family houses that will be built in the Aura project in Statenice.

Horizon acquired 24 hectares in Statenice. The residential project will be developed in two main stages and will offer more than 500 units in the form of single-family houses as well as apartments. The start of construction, as well as the sale of semi-detached houses and villas from the first phase of the project, is planned for this autumn.

Statenice, a village located in the Central Bohemian region only 11 kilometres from the centre of the capital, lies in the valley of the Únětice brook

Despite the uncertainty and difficult conditions caused by the COVID-19 pandemic, Horizon Holding has experienced a record year. In 2020, the company's total revenues from the sale of 337 units in five different projects climbed to CZK 2.7 billion. Horizon plans to build about a thousand units this year and will put another 550 new apartments up for sale.

In his homeland of Israel, Yishay Furman used to work in the hotel industry. However, twenty years ago an interesting offer came from the distant town of Prague to assist with a development project. What was originally a three-month mission quickly turned into years. Over the past twelve years he has been managing a development company, Horizon Holding, and is at the top of the Prague residential development. Amongst his achievements are, for example, the Kay River Lofts, Modřanka and Rezidence Blízká projects.

On Monday 17 February 2020 we received the occupancy permit for the last stage of the Velká Brána project. Zahálka won in two categories at the Czech Real Estate Awards 2019: Judges’ Award and Architects’ Award. Although it met with strong competition from a number of residential projects, Zahálka stood out for its extraordinary architecture and seamless fit into the highly attractive surrounding area.

With these awards the real estate community confirmed that the strong interest in living at Zahálka is well founded. The structural work will be completed in the next few days, and most of the units have already been sold or reserved.

The inside brick walls are built and plastered. Currently we are hard at work finishing the wiring and subfloors. The elevators are already installed and will make your life easier in the future, but they’re not operational yet...

Phases III and IV of the Modřanka project, with a total of 143 apartments, are slowly filling up and coming to life. The last few apartments have been handed over and it’s time for moving in. Phases I and II and the park (completed this spring) are already operational, so everything is ready for the new families.

Would you like to know how things have been going since we handed the Camovka site over to the general contractor? We’re happy to share the latest developments with you!

Just as summer ended we finished all the demolition work and leveled the uneven ground on the construction site. We also built a service road leading to the site. We finished this challenging but critical preparatory work on time, so the project is right on schedule. In the upcoming days we start the most important part: construction of the buildings for Rezidence Čámovka. We’ll start by digging a construction pit.

The project is scheduled for completion in October 2021, exactly two years from now. We will keep you up to date on new developments as construction continues.

The building framework is starting to take on its final form. By the end of August both buildings were built up to the 8th floor, with work on the 9th underway. We update our photo gallery regularly with how construction is progressing. See for yourselves how the terraces on both buildings open up to breathtaking views in all directions on much of Prague’s Vltava river valley. To the north you can see far beyond the towers of the Emmaus Monastery and Vyšehrad, while south-facing terraces enjoy views of the Cukrák television tower in Vrané nad Vltavou. Across the river to the west the Chuchle Grove stretches out wide, while to the east you can see Hodkovičky and all the way to Lhotka. Their position on high ground and in relation to each other gives each apartment on each floor of each building a unique view. Zahálka – light, air and space.

It’s here at last! The building permit for Čámovka Phase 2 entered into legal force on Friday, July 12, 2019. All five buildings will be built simultaneously and are scheduled for completion in October 2021.

Now we can put on the market all 148 apartments, ranging from studio (1+kk) to 5+kk and 36-126 m2.

Demand for new apartments is still going strong, as the 100 units we have already sold on the Zahálka project clearly show. If sales continue at this rate, by the time they receive final occupancy approval in October 2020 all units will have been sold.

At present everything is on schedule, the three underground levels are complete and Zahálka is up to the 4th floor.

BREEAM is a system for rating building sustainability. It considers projects as a whole, looking not only at energy efficiency and water and waste management, but also the construction materials and process used.

The sustainable solutions at Modřanka include a forced ventilation system with recuperation. Unlike ventilation with open windows, recuperation units can exchange air without letting in noise from the surrounding area. Similarly, the system saves energy on compensating for heat loss, circulating pre-heated (or cooled) air into the room. The units are fitted with filters that clean the air brought into the apartments of any impurities and dust, ensuring a healthier inside environment.

Modřanka received its positive assessment partly also due to its water saving methods and park planted with local species of plants, an insect hotel and drinking spot for birds.

On Saturday, May 18, 2019, we held the opening ceremony for the new addition to the Park Museum, with the mayor of Prague 12 and general director of the Horizon group in attendance. Matěj Görner, co-designer of the park, led the adults on a guided tour while the children played on the playgrounds.

The Park Museum now features nine new stations, called “atmospheres”. You can walk through time and learn about figures like Elizabeth of Bohemia (Eliška Přemyslovna) and Jan Hus, and even visit the future. Will Modřany ever have a metro stop? One of the new displays is shaped like the iconic metro train wagon and intended for legal graffiti. Mayor Jan Adamec wrote the first message.

You can visit this 0.65 hectare park to learn more about the history of Modřany, relax with friends or spend the afternoon with the kids at the playground. Come check it out!

We are delighted to announce that Phase A, which will give a new home to 73 families, has received its final occupancy approval. Construction began in July 2017 and finished in February 2019. All apartments were sold long before the building was completed.

We will contact the future owners in the next few weeks to come for technical inspections of the apartments and then move into their new homes over the summer.

We are delighted to present you with this time-lapse video showing Modřanka Tower as it was built. Construction started in July 2017 and we kept you informed throughout of what steps were being taken, awards won, certificates acquired, and of course we posted pictures of how construction was going.

Now we are ready to celebrate, because the final occupancy review took place in December 2018 and Modřanka Tower is nearly complete. It looks so fast and easy in a 30-second video, right?

The end of the year is always a time for looking back and tying up loose ends, and 2018 was no exception. We are happy with what we accomplished during the year – the first two phases of the Velká Brána project got final occupancy approval, we found buyers for all the apartments we had for sale, and some of them have already transferred to their new owners.

We finished seven buildings with a total of 122 apartments, nearly 100 of which we managed to hand over to their new owners before the year was over. We wish them all a wonderful new start and hope that even the stress of moving will not be too overwhelming and they might be able to look back on all those boxes one day with a smile.

May all our new owners enjoy years full of laughter, joy and love in their new homes!

By the end of 2018 we had finished the earthworks and laid the foundation slab at Zahálka. Now we will spend the first months of 2019 building the underground levels and in early spring Zahálka will start growing along with the flowers. We will be adding one floor per month, and next year both buildings will be fully built.

On 26 September 2018, the building office in Velké Přílepy issued a final use permit for buildings E, F, and G.

We will enable owners to move in this year, so that one present under their Christmas tree will be the joy of living in a new home. Christmas in your own home is sure to be a wonderful experience!

We are working with our colleagues from Karlín Group to realize the first stage of the Zahálka project, which will consist of two buildings featuring a total of 240 units ranging in size from studios (1+kk) to four-bedroom flats (5+kk). And we have great news – construction has begun.

The estimated date for the project’s completion is in late 2020.

And no wonder – after all, Modřany is a beautiful Prague neighborhood. Easy access to the city center, quiet surroundings, and of course beautiful flats boasting an excellent architectural design have combined to sell out all the units even prior to their completion.

All 70 units in stage A have been sold, as have all 73 units in stage D. The flats come in various sizes and meet their owners’ various needs, but the joy of owning a new home is sure to be the same for all future residents.

We are glad to announce that this July the first stage of the Velká Brána project received its final use permit.

We are working for our clients to be able to move into 80 beautiful apartments as soon as possible. We are convinced that they will enjoy living in Horoměřice, and years from now they will happily look back on how they watched the project’s completion and the gradual growth of the surrounding greenery.

In mid-May, gross construction was completed on stage A.

We are now starting to work on the interior walls, pouring of the floors, and installation of doors and windows in 70 units. Although it may seem that there is not much work left to do, the opposite is true. We still have a long way to go before we get a final use permit.

We are nevertheless happy that construction is going according to plan, and the flats’ owners can slowly begin to choose furniture for their new homes.

The Zahálka project in Prague’s Hodkovičky neighborhood has received its official construction permit.

The new residential quarter will eventually offer 800 units in seven buildings located in a city park featuring dozens of trees, a playground, meadows, a bio-corridor along a natural stream, and other functions aimed at creating a pleasant setting for the project’s residents.

We are pleased to announce that Modřanka Tower has received another award. This time it is the BREEAM certification.

Modřanka Tower received a Very Good rating at the project stage. Thereby, it ranks amongst the most environmentally friendly buildings constructed in accordance with the principles of sustainable development.

Work on the award-winning Modřanka Tower is moving along quickly. In March, the building reached the 15th floor.

Work is continuing on the interior walls in the apartments and on installation of the windows and doors chosen by the future inhabitants. Construction is going according to schedule, and the views of the surroundings are truly beautiful.

In early November, Velká Brána welcomed clients and anyone else interested in living in the attractive town of Horoměřice not far from Prague 6. After a short outdoor tour of the buildings, which are being diligently worked on, we presented our brand-new show apartment.

Thanks to the show apartment, which radiates a pleasant atmosphere, our guests could imagine what it might be like to live at Velká Brána.

The pleasant afternoon also included snacks and refreshments, plus a children’s play corner for our littlest visitors. Everybody who came also received a small gift in the form of a decorative candle.

How time flies. It seems like only yesterday that we started construction, and slowly but surely the first residents are moving into the completed stage B of Rezidence Modřanka. As a result, the entire project is beginning to come to life.
